## The two baselines

- **Switching from a property manager or co-host** — The baseline is what the previous manager would have charged on the same bookings, using their actual fee schedule from the owner's management agreement: the management percentage, any cleaning or maintenance markups, and any booking, onboarding, or placement fees. TIDY does not use an industry average and does not assume a number on the owner's behalf. The guarantee is that profit with TIDY beats what profit would have been under that fee schedule.
- **Self-managing today** — The baseline is the property's own Rental Profit over the 12 months before the owner started with TIDY. The guarantee is that Rental Profit over the following 12 months beats that baseline. A full year is compared against a full year, so seasonality works out on both sides.
- **Property new to renting** — The guarantee does not apply. There is no prior 12 months of performance to measure against, so there is no baseline to use. Everything else about TIDY works the same.

## How measurement happens

1. **Baseline set at signup** — the previous manager's actual fee schedule, or the property's prior 12 months of Rental Profit. Same property, same seasons, same definition of profit on both sides.
2. **First 90 days excluded** — the 90 days after go-live are excluded from both sides of the comparison, because onboarding pros, rebuilding listings, and training pricing rules is a transition rather than a steady state.
3. **12-month guarantee period runs** — the 12 months following the excluded window.
4. **Claim within 60 days of the period ending** — contact the account manager or support and provide baseline records: the prior management agreement and statements if switching, or the prior 12 months of booking and cost records if self-managing. TIDY reconciles both sides using the same definitions.
5. **Credit if TIDY misses** — account credit for the difference, capped at the total TIDY fees paid during the guarantee period. If the shortfall is larger than everything paid to TIDY, the credit covers everything paid — effectively a year free.

## What counts as Rental Profit

Rental Profit is what guests or tenants pay the owner, minus the direct cost of hosting them. The same definition is used on both sides of the comparison.

- **Counted as revenue** — gross booking revenue collected from guests (nightly rate), cleaning fees charged to guests, pet fees, extra-guest fees, and other guest surcharges.
- **Deducted as cost** — channel and platform fees (Airbnb, Vrbo, Booking.com), TIDY fees, and cleaning and turnover costs including any manager markup on them.
- **Excluded from both sides** — maintenance and repairs of every kind (routine upkeep and supplies, emergency repairs, and capital improvements such as a new roof, HVAC replacement, renovations, or furniture replacement); mortgage and interest; property taxes; insurance; utilities; HOA dues; income taxes; depreciation.

Maintenance sits outside the comparison entirely, on both sides, because repair spend is lumpy and driven mostly by the age and condition of the building rather than by how well the property is run.

- **Not giving TIDY what it needs to run the property** — calendar, listing, pricing, or pro access.
- **Actions designed to lower revenue or profit** during the guarantee period.

## The remedy: credit, not cash

TIDY issues **account credit for the difference**, capped at the total TIDY fees paid during the guarantee period. If the shortfall is larger than everything paid to TIDY, the credit covers everything paid — effectively a year free.
