# Automate Operations — cleaning & maintenance software for rentals

## What TIDY automates

1. **Automatic turnover scheduling between guests or tenants.** Calendar/PMS sync detects the checkout (or lease end) and creates the turnover job request inside the owner's window: a "start no earlier than" time, an "end no later than" time, and a limit on how many days after checkout a job may still be scheduled. Requests can go out up to 180 days ahead, and multiple jobs can be stacked on one checkout (cleaning + trash, two cleaners on a large property, deep clean followed by inspection). 2. **Pro communication, reminders & follow-ups.** Job requests follow the owner's priority list — favorite pro notified immediately, the rest on a timed cascade, then all approved pros as the start time nears. 4. **Smart Pro Search to find new pros.** When the owner's own pros are unavailable, the search surfaces independent pros from external networks (Google, Yelp, Thumbtack, TIDY's network) that match the criteria the owner set — insurance, background checks, certifications, service type, rates. 5. **Preventative & emergency maintenance dispatch.** Assets (HVAC, appliances, water heaters, pool equipment) are tracked with install dates, warranties, models, condition, and maintenance history. TIDY suggests a maintenance schedule per asset; once approved, recurring items generate and book themselves. 6. **Restocking & inventory.** Consumables are tracked per property with current, minimum, and optional maximum quantities. TIDY creates replacement job requests when a reservation changes, but does not cancel an already-confirmed job on its own — many owners keep the appointment to protect the pro relationship or avoid a cancellation fee.

## What happens when a guest checks out

1. **Checkout is detected.** The Airbnb, Vrbo, or PMS calendar syncs to TIDY; the end of a synced reservation is the trigger.
2. **The turnover is auto-scheduled.** A job request is created starting no earlier than the checkout time and ending no later than the next check-in or the "schedule no later than" cutoff, whichever comes first. Same-day turns need a window wide enough for the job — roughly 5.5 hours for a 4-hour clean.
3. **The owner's pro accepts.** The request goes to the favorite pro first, then down the priority list on a timer, then to all approved pros. Pros accept by text, email, or app — no install required.
4. **The job runs against the checklist.** Access instructions, do-nots, laundry and linen preferences, supply preferences, and inventory checks are attached before the pro arrives.
5. **Photo and checklist QC.** On completion, photos and checklist answers are reviewed against the owner's standards; issues become a correction request to the pro or an escalation to the owner.
6. **Ready for the next guest.** The job closes, maintenance logs and inventory counts update, and any low-stock alerts or repairs from the turnover are queued.

## Your pros stay yours

- Existing pros are added with a name, phone, and email and start receiving job requests immediately — nothing to install, no account to create, no change to rates. They need not know the owner uses TIDY.
- New pros come from Smart Pro Search, which surfaces independent businesses matching the owner's criteria. The owner reviews and chooses.
- Owners keep control of priority order, approval limits, backup times, per-pro daily job caps, blocked pros, and direct payment or autopay for private pros.
- Quality tools (photo review, checklists, custom fields, inspections) exist so the owner can hold a consistent standard. They are not a performance guarantee, and TIDY does not warrant any pro's work.
