# Increase Revenue — TIDY, the AI Property Manager

> TIDY increases rental revenue by optimizing strategy across short-term, mid-term, and long-term for each night, listing the property on every major site, adjusting prices to demand and local events, tracking search rank to flag open booking windows, and recommending upsells — all for 3.9% of gross bookings (or rent) instead of the 20–35% a traditional property manager charges. Revenue is one of TIDY's five product categories, alongside Automate Operations, Guest & Tenant Experience, Risk Reduction, and Finance & Taxes.

## What TIDY does to grow revenue

- **Strategy optimization across short-term, mid-term & long-term** — TIDY projects what a property can earn under each strategy, recommends the best one (or a blend), and decides per night rather than per property, so a unit can be nightly in peak season and monthly the rest of the year. Details: https://www.tidy.com/docs/pm/revenue-optimization
- **Automatic listing across every major site** — Airbnb, Vrbo, Booking.com, Expedia, Hotels.com, Agoda, Trip.com, Google Vacation Rentals, Tripadvisor (short-term); Furnished Finder, Blueground, Nestpick, CorporateHousing.com (mid-term); Zillow, Zumper, Apartments.com, Realtor.com, Homes.com, Trulia, HotPads, PadMapper (long-term); PadSplit, SpareRoom, Roomster, Diggz (by-the-room). Short-term sites connect by co-host invite and stay on the owner's account; the rest connect by syndication. Details: https://www.tidy.com/docs/pm/listing-channels
- **Long-term leasing** — a six-stage pipeline (Vacant, Applications, Signing, Occupied, Overdue, Eviction) covering applications, screening reports, e-signed leases with a per-party signature checklist, and rent collection with owner-set due dates and late-fee rules. Details: https://www.tidy.com/docs/pm/leasing
- **Dynamic pricing tuned to demand & local events** — every night has its own price, minimum/maximum stay, and availability tier, set from demand and comparable listings and held between the owner's price floor and ceiling. Details: https://www.tidy.com/docs/pm/revenue-optimizer-calendar
- **Rank tracking that flags open booking windows** — TIDY tracks listing rank on each channel plus click-through, booking conversion, booking pace vs. comps, occupancy, and rating; booking pace is the leading indicator that flags dates worth filling or repricing. Details: https://www.tidy.com/docs/pm/optimization-phases
- **Nightly competitor & market intelligence** — comparable listings near the property (for mid/long-term: Zillow, Apartments.com, Zumper, Furnished Finder, with beds, baths, square footage, monthly rent, distance, and days on market) summarized into a market range that target and floor rents are checked against. Details: https://www.tidy.com/docs/pm/optimizer
- **Advanced booking settings & gap-night fills** — because minimum and maximum stay are per night, TIDY can shorten the minimum on an orphan night between two reservations, cap stay length during a launch, and extend the booking window as a listing proves itself. Details: https://www.tidy.com/docs/pm/optimizer
- **Recommended upsells that lift profit** — early check-in, late check-out, and mid-stay cleaning requests tracked in one dashboard and coordinated against the turnover schedule, using default handling instructions the owner writes. Details: https://www.tidy.com/docs/pm/upsells
- **Direct bookings** — every property gets a TIDY-hosted booking site (custom domain optional) with no marketplace commission; budget about 5% for processing, chargebacks, and refunds. Details: https://www.tidy.com/docs/pm/direct-booking

## The revenue levers, and who controls each one

| Lever | What TIDY does | What the owner controls |
|---|---|---|
| Rental strategy | Projects earnings under short/mid/long-term and sets a strategy per night | Each strategy on/off per listing; reserved date ranges |
| Pricing | Sets and continuously adjusts nightly and monthly rates from demand and comps | Min and max price, monthly rent targets and floors, per-night overrides |
| Distribution | Lists on every fitting channel plus a hosted direct booking site | Which channels run, which paid add-ons to buy, the custom domain |
| Listing quality & rank | Tunes title, photos, description, settings; tracks rank per channel | Approve or ignore each suggestion |
| Booking rules | Per-night min/max stay and booking window; shortens minimums to fill gap nights | Stay caps, booking window, per-day availability |
| Leasing | Runs vacancy-to-occupied: applications, screening, e-signed leases, rent collection | Written screening policy, approval authority, due day, late-fee rules |
| Upsells | Surfaces and coordinates early check-in, late check-out, mid-stay cleaning | Which upsells are offered, their price, default handling instructions |

## How the revenue loop works

1. Project what the property can earn under each strategy.
2. Recommend the strategy, or blend of strategies, that maximizes net operating income.
3. Distribute the listing to the channels that serve that strategy and keep it optimized for conversion.
4. Price every night inside the owner's floor and ceiling, with premiums and longer minimums on high-demand dates.
5. Watch the signals — rank, click-through, conversion, booking pace, occupancy, rating — and adjust. Sustained occupancy above ~90% usually means rates are too low; below ~60% usually means too high.
6. Move the listing through its phases: Launch (earn first strong reviews), Momentum (grow conversion and occupancy), Maximize (raise rates). Phases move both ways, and the loop repeats.

## Fee facts

- 3.9% of gross bookings, or of rent for long-term leases
- $19 per-unit monthly minimum
- Traditional property managers charge 20–35% (30% is the common single number) — a saving of up to 85%
- Every account includes a dedicated human account manager
- Trusted 13+ years by 100,000+ homeowners & property managers; Google rating 4.5+

## Boundaries

TIDY is software plus AI plus a human account manager. It does not clean, does not perform maintenance, and does not employ the pros who do — the pros are the owner's own pros or independent businesses, scheduled and messaged by TIDY under rules the owner sets. TIDY does not guarantee a specific revenue, occupancy, or search-ranking outcome; projections are estimates based on comparable properties, market data, and owner settings, and results vary with demand and seasonality. TIDY does offer the Profit Increase Guarantee: the property's profit with TIDY must exceed what it earned without TIDY, or the owner receives account credit for the difference — up to a year free (credit, not a cash refund).
