How To Become a Superhost on Airbnb

April 21, 2023

Airbnb Superhost is a designation given to exceptional hosts who have gone above and beyond for their guests. Superhosts are known for their excellent ratings and dependable track record. They are reliable and provide a distinctive and consistently positive guest experience. Airbnb has added the Superhost program to provide recognition to those hosts who consistently provide exceptional hospitality, making guests feel welcome and valued.

When a potential guest sees this designation, they know the host is reliable and that their stay will probably be satisfying. It can make or break whether a potential guests books your Airbnb. If you are not a Superhost, they may opt for a similar listing nearby that has a Superhost designation. To achieve Superhost status, hosts must meet the criteria that Airbnb has outlined and maintain high standards.

The Airbnb Superhost Requirements

To become an Airbnb Superhost, hosts must meet and maintain the following requirements:

  • Have hosted at least 10 trips or 3 reservations that total over 100 nights
  • Maintain a response rate of 90% or higher
  • Have a cancellation rate of less than 1%, excluding extenuating circumstances
  • Maintain an overall rating of 4.8 or higher
  • Comply with all Airbnb policies

Superhost designation is reevaluated quarterly based on the metrics over the previous 12 months. So, though a host may receive this designation, they may only keep it if the requirements are met continuously. Quarterly assessment dates fall on January 1, April 1, July 1, and October 1. So, if you meet the requirements on January 1, but your response rate falls below 90% before the March assessment, you would lose your Superhost status.

How To Earn Yourself a Superhost Badge on Airbnb

One of the great things about the program is that Superhost status is automatically considered during quarterly assessments, so there is nothing you have to do other than ensure you are meeting the requirements. You do not need to complete an application process. If you qualify for Superhost status, you will be notified after the assessment period, and a Superhost badge will appear on your listings.

If you want to become an Airbnb Superhost, follow the following tips.

Comply With All of Airbnb's Policies

Make sure you are familiar with all of Airbnb's policies. Airbnb has many stated policies it requires hosts to follow to remain a member of the Airbnb community. These policies are related to health and safety, privacy, anti-discrimination, performance expectations, community expectations, cancellations, authenticity, and more.

It's a good idea to review the listed policies regularly in case they change or shift slightly. The last thing you would want is to violate a policy unintentionally because you were unaware of it.

Promptly Respond to Vacationers' Inquiries

Responding promptly to guest inquiries is essential, especially if you are trying to achieve or maintain Superhost status. Ensure you always answer potential and current guests' questions and respond quickly to booking requests.

A quick and courteous response can make all the difference in a guest's experience, and a good rapport can lead to positive reviews and repeat bookings. Therefore, prioritizing prompt communication with guests is a great place to focus effort if you're interested in a Superhost designation.

Avoid Cancelling Your Bookings

As a potential or current Airbnb Superhost, avoiding canceling bookings is essential. Canceled bookings can ruin a reputation in the world of vacation rentals easily.

Superhosts must ensure they can fulfill all booked reservations. This can include setting realistic availability dates, maintaining clear and accurate communication with guests, and promptly addressing any issues.

Superhosts should communicate openly and honestly with the guest if a cancellation is necessary and make every effort to offer alternative solutions or accommodations. By prioritizing guest satisfaction and being proactive in managing their listings, hosts can minimize the need for cancellations and hopefully maintain the Superhost status and a strong reputation in the Airbnb community.

Encourage Guests To Write Positive Reviews

Positive reviews are important for any Airbnb host and are a significant factor in achieving Superhost status.

One effective way to encourage positive reviews is to provide exceptional customer service and exceed guest expectations. This can include offering personalized recommendations, responding to guest needs, providing thoughtful amenities, and ensuring comfortable and clean living spaces.

After a guest's stay, it's helpful to send a friendly message thanking them for their stay and encouraging them to leave a review.

Why Strive To Reach Superhost Status?

So, is doing all the work to reach Superhost status worth it? That's up for you to decide, but achieving the Superhost designation does come with benefits.

Superhost status is showcased to all potential guests by a Superhost badge on all your listing sites when they are searching for their next stay. It shows that you are a reliable and experienced host, you prioritize guest communication, and you can be trusted each time to provide an ideal home away from home.

Superhost listings are also given exclusive rewards, including increased visibility on the Airbnb website, because of their reputation for providing a great experience, which leads to increased bookings.
