Bedroom Cleaning Checklist for Rental Properties: A Professional’s Guide

April 28, 2023

Keeping a clean, well-maintained rental is essential to acquiring positive reviews and attracting new tenants to your property every year. Aside from cleaning the living room, kitchen, and bathrooms, you should also pay special attention to tidying up the bedrooms, as this is where visitors will spend a good portion of their time.

By committing to a consistent cleaning routine, you will have an easier time building a strong reputation with your customers and ultimately ensuring that they return in the future. Read on to learn about the main items to remember on your weekly bedroom cleaning checklist so your rental will always be in tip-top shape.

7-Step Bedroom Cleaning Checklist

As a rental property owner, you know that spring cleaning is a year-round task, and getting the bedrooms ready for the next tenants is critical to ensuring that your valued visitors are always comfortable. To make matters easier, it may help to follow a consistent cleaning routine augmented by a property management automation platform that can streamline the scheduling of professional cleaning or vendor services needed to keep your properties in perfect shape.

Here are the main items to remember on your deep cleaning bedroom checklist.

Check the Room for Lost Items

The first step on your bedroom cleaning checklist should be to check the space for any belongings the previous tenants may have left behind. These may include cell phone chargers, electronics, sunglasses, jewelry, and other valuables. If you have laundry baskets or laundry hampers in the bedrooms, check for dirty clothes as well. You’ll also want to check cabinet drawers or closets for any clean clothes that were forgotten.

If you find any lost items, reach out to the last tenant to arrange to have these belongings shipped to the right address.

Dust Blinds and Ceiling Fans

Dust is an environmental contaminant that can diminish indoor air quality and even cause allergic reactions in some people. Before your next tenant arrives, it’s important to ensure the bedroom is dust-free. Use a damp microfiber cloth to clean the window treatments and windowsills and remove any dust that’s collected on ceiling fans. Remember to avoid washing microfiber cloths in hot water, as this can cause damage to the material. Instead, put these towels in the washing machine on a warm water cycle with only a small amount of detergent.

Clean the Light Switches

Moisten a microfiber cloth with a mild disinfectant or all-purpose cleaner and wipe down all the light switches in the bedroom. It’s good practice to disinfect other surfaces tenants often touch, like drawer handles, doorknobs, TV remotes, and bedside lamps. Take some time to also check the functionality of all the lights in the bedroom, replacing any inoperable bulbs before the next tenant arrives. You should also check that all the electronics in the bedroom are plugged in and working, including the alarm clock or telephone.

Straighten the Bed Skirt if Necessary

In vacation rentals, the tiniest details are often the most important. Make sure the bed frame is properly aligned with the wall, and take a few moments to adjust the bed skirt if needed. If the bed skirt needs washing, you can minimize your rental turnover time by having a few extra bed skirts already on hand. Be sure to also check underneath the bed for any stray clothes or lost items that you might have overlooked.

Replace Used Bed Linens With a Set of Fresh Sheets

The next task on your checklist for cleaning a bedroom is to change out the sheets on the beds. Again, it helps to have a ready supply of clean sheets and blankets prepared ahead of time. The pillowcases should also be washed and replaced. If one or more bedrooms in your rental contain a connected bathroom, be sure to change out the towels and washcloths as well. Don’t forget to apply the appropriate Airbnb cleaning fees to each rental to help offset the costs of laundry detergent, labor, or professional linen washing services.

Wipe Everything Down With a Disinfectant Cleaner

Tenants love having a clean space where they can feel entirely at home during their stay. In today’s post-COVID world, it’s more important than ever to maintain a germ-free environment where visitors can feel at ease and confident about the safety of their surroundings. It’s advisable to wipe down all surfaces in the bedroom with a microfiber cloth and disinfectant cleaner before accepting your next tenant. You should thoroughly wipe down tables, nightstands, and armrests on chairs to kill any germs or viruses that may be present.

Don’t forget to wipe down other miscellaneous furnishings that tenants may touch, such as picture frames, headboards, and pull strings attached to curtains or ceiling fans. You may also want to polish furniture in the bedroom to give the space a cleaner, more pristine appearance.

Vacuum Curtains and the Floor

The last item on your bedroom checklist for cleaning is to vacuum the floor and the curtains. For best results, make this the last cleaning task and start from the back of the bedroom, working your way toward the door. Vacuum over your footsteps as you go to give the room an untouched appearance. If your bedrooms have hardwood floors, you may prefer to sweep up the floor with a broom before going over the hardwood with a mop. To give your hardwood floor some extra shine, consider adding a coat of scented polish.
