The Pro Search Agent is an AI-powered assistant that automatically finds and contacts new professionals when your existing pros aren't available. It searches multiple sources, evaluates candidates against your criteria, and connects you with qualified pros—all based on the rules and preferences you control.

What the Pro Search Agent Does

The Pro Search Agent automates the complex process of finding new professionals for your properties. It can:

• Search multiple sources - Automatically searches TIDY's network, external platforms (Google, Yelp, Thumbtack), and pros added by other clients
• Apply your criteria - Filters candidates based on your requirements for pricing, certifications, background checks, and more
• Contact qualified pros - Reaches out to matching professionals with your job details and preferences
• Collect quotes - Gathers multiple quotes (typically 3+) so you can compare options
• Auto-book matches - When a pro accepts at your desired price, the job is automatically booked
• Escalate to Concierge - For difficult searches, the agent can escalate to human Concierge team members who reach out manually

How It Works

The Pro Search Agent activates when your preferred pros can't fulfill a job:

1. Trigger - When you submit a job request, your preferred pros or vendors get the request first. If none accept and Pro Search is enabled, the agent begins searching.
2. Search - The agent searches:
   • Pros who already use TIDY to manage their businesses
   • Pros added by other clients (if their settings allow visibility)
   • External sources like Google, Yelp, and Thumbtack
3. Filter - Candidates are filtered against your requirements (pricing, certifications, insurance, background checks, etc.)
4. Outreach - The agent contacts matching pros with your job details. Outreach is automatic, and if needed, Concierge can reach out manually.
5. Response Collection - Some pros can instantly accept if their availability and your budget match. Others submit quotes.
6. Booking - If a pro accepts at your desired price, the job is automatically booked. If no match is found, you receive updated options.

Configuring the Pro Search Agent

Customize how the agent searches for pros:

• Send to All Eligible - Request goes to all pros who match your criteria; the first to accept gets the job
• Prioritize by Repeat Rate - Requests go first to pros with the highest rebooking rate from other property managers
• Prioritize by Review Score - Requests go first to pros with the highest positive review percentage
• Prioritize by Show-Up Rate - Requests go first to pros with the strongest reliability record (completions vs bookings)
• Disable Pro Search - Use only your current pro list; no new pros will be contacted
• Custom Strategy - Contact your account manager for unique workflows or preferences

Access these settings in Pro Search Settings within the Job Request Workflows in the Automations section.

Setting Requirements

Control which pros the agent can contact by setting requirements:

• Certifications & Background Checks - Most credentials are self-reported by pros. TIDY offers verification using Stripe Identity and Turn.ai for background checks.
• Insurance Requirements - Set minimum coverage amounts or require specific types of insurance
• Gender Preferences - Options include Best Available, Only Female, or Only Male (check local laws for compliance)
• Budget Limits - Set maximum prices you're willing to pay

Acceptance Probability

TIDY AI provides Acceptance Probability, showing how likely a request is to be filled based on your current settings. It also suggests ways to improve your chances, such as adjusting timing, price, or requirements.

Because you control all the settings, success depends on your flexibility. Most jobs are filled quickly, but highly specific or urgent requests (e.g., "handyman in 10 minutes") may be unrealistic.

Budget Control

You set a budget for Pro Search. The agent allocates it according to your preferences (providers, backups, concierge actions, etc.). It won't exceed your budget without consent, though on-site changes may result in additional bills from the pro.

If you prepaid for Pro Search and the credit wasn't used, unused amounts are refundable (subject to terms, limits, and expiration).
