For about 13 years, we've been helping people with cleaning and maintenance. That was the hardest part of property management, and we automated it. The last two years we built the rest — revenue, compliance, and everything else around it. Today we're launching the full product: an AI property manager that does what a traditional manager does, with human help, for 3.9%.
Thirteen years on the hard part
Cleaning and maintenance is the piece that actually breaks. Getting the right person to the right property at the right time, every time. Most of the other software in this industry is table stakes — PMS features, channel management. A lot of people do that. Almost nobody does the operations well.
We spent 13 years on it because we knew you couldn't build a real property manager on top of a foundation that skipped the physical work. Automating that layer was the whole job, for a long time.

Then we built the rest
About two years ago we started building everything else a manager does. Revenue. Compliance. Guest communication. Listings. We've been running that with customers. Now we're opening it up.
It covers short-term, mid-term, and long-term — same product, same price. You can pick the strategy that actually makes the most money, instead of the one your software happens to be good at.

Full property management, with human help, for 3.9%
What we're launching is a full AI property manager. Software and AI do most of the work. A human steps in when that's the right call — including a dedicated account manager for setup and the cases that need a person. You keep your listings, your bank account, and your own pros.
Traditional managers charge 20–30%. The lowest I've seen from a reputable larger vendor is 18%. I haven't heard of anyone charging under 10%. We went to 3.9%.
Traditional property manager
20–30%
Full service, priced the way it has always been priced.
TIDY, the AI Property Manager
3.9%
The same broad job, with AI doing the routine work and humans when you need them.
That is not a teaser. We could have charged 10% and still been cheaper than the market. We didn't, because we want owners to actually use a manager. About 80% of them don't today, and the reason is almost always cost. The new pricing is radically cheaper than everybody else. By a lot.

If you already use TIDY
Every new feature is included in your current plan through January 1, 2027. Use all of it. On January 1st it moves to regular pricing. Until then, you get the full product at the price you're already paying.
That window is so you can actually use the whole thing, not peek at a feature list. And when regular pricing starts, it is still radically cheaper than everybody else.
One thing to be precise about: TIDY is not a cleaning company. Not a service provider. We're a technology platform. The AI Property Manager. You stay in control of your pros. You can try it at tidy.com/rentals.
