At a high level, what makes an Airbnb manager have high fees? Typically, it's when they have a human doing a lot of work that would be better done by software or AI. Traditional property managers — 20–30%
Vacasa, AvantStay, Casago, Grand Welcome. The company takes over the listing and the payouts and runs everything with local field teams — cleaning, maintenance, guest messaging, pricing, marketing, taxes. The fee mostly pays for staff. On a $100,000 Airbnb that is $20,000 to $30,000 a year.
Half property managers — 10–15%
Evolve is the largest name; RedAwning is the other. The fee covers marketing and guest messaging. Cleaning, maintenance, turnovers, and restocking stay with you. On $100,000 in bookings you pay $10,000–$15,000 and still coordinate every turnover. There was an old trade-off with half property managers: you had to do most of the work — the cleaning and maintenance — while they did the marketing. They did the easy stuff, and you did the hard stuff. The easy stuff is easy, but it required expertise to do. That expertise now lives in software, so the trade-off is mostly gone.
AI-assisted property managers — 3.9%
This tier is TIDY. The fee is 3.9% of gross bookings, with a $9 monthly minimum. Scope matches a traditional manager: marketing, pricing, cleaning coordination, maintenance dispatch, guest messaging, compliance.
