The three tiers of Airbnb management

Published rates run from 18% to 35%. They sort into three tiers:

Traditional property managers — 20–30%

Vacasa, AvantStay, Casago, Grand Welcome. The company takes over the listing and the payouts and runs everything with local field teams — cleaning, maintenance, guest messaging, pricing, marketing, taxes. The fee mostly pays for staff. On a $100,000 Airbnb that is $20,000 to $30,000 a year.

Half property managers — 10–15%

Evolve is the largest name; RedAwning is the other. The fee covers marketing and guest messaging. Cleaning, maintenance, turnovers, and restocking stay with you. On $100,000 in bookings you pay $10,000–$15,000 and still coordinate every turnover. There was an old trade-off with half property managers: you had to do most of the work — the cleaning and maintenance — while they did the marketing. They did the easy stuff, and you did the hard stuff. The easy stuff is easy, but it required expertise to do. That expertise now lives in software, so the trade-off is mostly gone.

AI-assisted property managers — 3.9%

This tier is TIDY. The fee is 3.9% of gross bookings, with a $9 monthly minimum. Scope matches a traditional manager: marketing, pricing, cleaning coordination, maintenance dispatch, guest messaging, compliance. Software does the repetitive work; a human account manager handles the judgment calls. Your listing stays on your Airbnb account, payouts stay in your bank, and your existing pros stay — TIDY schedules and messages them for you.

What about cohosts and software tools?

Neither is full property management. Airbnb has a way of connecting you to co-hosts directly, and the people you find there can be anyone in the Airbnb ecosystem — some have full professional operations, some are just a random person who is generally good at Airbnbs. There are pros and cons to this. Fees for co-hosting are typically similar to a full property manager, maybe slightly less — in some cases as low as 15%. You may be able to find people charging even less, but it is worth asking them why they are so much less. The only thing we are aware of that can provide a no-trade-off reduction in fees is people using a lot of technology and AI heavily.

The published rate is rarely the full bill.

Which tier fits you

• Your jurisdiction legally requires a specific type of property manager — some require the human-on-site kind: traditional manager at 20–30%. This is the main case where the expensive option is genuinely necessary.
• You want to run operations yourself and only need marketing: half manager at 10–15%.
• You want the full job done at the lowest fee: AI-assisted manager at 3.9%.

Generally speaking, the amount of money they take is probably never worth it. We're obviously biased, but we don't think it would ever be worth it unless you're legally required to have it. On five properties grossing $100,000 each, the difference between 3.9% and 25% is about $105,000 a year.
