TIDY applies that thinking to the touchpoints you can actually automate — the message that arrives before the guest thinks to ask, the guidebook that answers the Wi-Fi question at 11pm, the late checkout offered to smooth over a problem.

In practice this shows up as recommendations: TIDY surfaces a specific action for a specific stay, and you decide whether to run it. It is a framework for prioritizing touchpoints, not a promise about ratings.

Every guest, tenant, pro, and vendor conversation lands in one shared inbox, across the channels you connect and through TIDY Smart Numbers when someone texts. The AI answers routine questions around the clock using your property data and your rules — Wi-Fi, parking, appliance quirks, check-in timing, quiet hours, rent due dates.

The escalation model is the important part. The AI follows your tone and your rules and stays inside them. When a message falls outside those rules — a refund, a damage claim, an emergency, a legal question, or anything the AI has no grounded answer for — it stops and escalates to the dedicated human account manager on your account rather than improvising. You can also take any thread over yourself at any time. Every AI reply, escalation, and resolution is logged in the thread, so the audit trail is complete.

TIDY people act as account managers helping you run your properties. They are not staff at your property and TIDY does not perform services at your property.

Automated check-in and check-out instructions

Check-in and check-out instructions send on a schedule tied to the reservation, so nobody has to remember to send them. Each property also has its own digital guidebook — the welcome book guests pull up on their phone, with Wi-Fi details, entry steps, house rules, appliance how-tos, and local recommendations. It answers the questions that would otherwise become messages, and it can collect guest contact details and present upsells you have enabled.

Access details for the people doing the work are handled the same way: parking and entry instructions live on the property record and are shared with your pros on the jobs that need them.

Smart lock and access management

Smart locks let you grant access per stay and per job instead of handing out a permanent code. TIDY integrates with smart-lock providers two ways: through a connected provider account (RemoteLock is supported today), where codes are generated automatically for guests and for the pros assigned to a job, and through direct smart-lock integrations currently in beta for owners running multiple properties on the same lock type.

You choose the entry method, how long a code stays valid, and who receives it. TIDY generates and delivers the code on your instructions.

Review management and follow-up

TIDY handles both directions of reviews under a policy you set. When your cleaner confirms a property was left in good shape, TIDY can leave that guest a review right away with a warm message and send a review reminder — the nudge goes to guests who had a good stay, not to guests whose stay had problems. If a stay went badly, TIDY holds the review until the end of the review window and then leaves a factual account of what happened, which keeps the record accurate and avoids a retaliatory back-and-forth.

Incoming reviews from every channel land in one view with the property, guest, channel, rating, stay dates, and a response status. TIDY typically drafts and posts responses on your behalf so nothing sits unanswered, and you can edit or cancel anything before it posts. TIDY does not guarantee ratings, review volume, or any specific outcome.

Tenant portal, rent collection, and maintenance requests (long-term rentals)

Long-term tenancy is first-class in TIDY, not an afterthought. Every tenant gets a tenant portal reached through a stable, secure tokenized link — no personal data in the URL, so it can be shared safely and bookmarked. In the portal a tenant can pay rent, submit a maintenance request, and view their lease.

Rent collection is built in as a feature: recurring rent charges, pay pages, automatic reminders, and receipts, with every payment posting to that lease ledger so the running balance stays current. The Leases view is your rent roll — each lease with its tenant, property, term, rent, balance, and status, including alerts when a lease is ending soon.

Maintenance requests submitted from the portal come straight into your operations queue to triage, approve, and schedule with your pros, under the approval limits you set.

Does TIDY message my guests automatically?

Yes. TIDY answers guest and tenant messages automatically, 24/7, in one shared inbox that covers every channel you connect. You define the tone, the house rules, and the topics the AI is allowed to handle, and TIDY answers within those rules. You can watch every thread, jump in at any point, and switch any message type back to manual. TIDY is software you control, not a service that takes over your account.

Will guests know they're talking to AI?

That is your call. Messages go out under your property or business name in the tone you set, and you decide whether to disclose that answers are AI-assisted. TIDY gives you the disclosure setting and the message templates; you choose what they say. Some jurisdictions and platforms have their own disclosure rules, and you remain responsible for following the ones that apply to you.

What happens when a guest asks something the AI can't answer?

It escalates. Anything outside your rules — a refund request, a damage report, an emergency, or a question with no answer in your property data — is handed to a human instead of guessed at. Does TIDY ask guests for reviews?

Yes, following a policy you set. When a turnover confirms the property was left in good shape, TIDY can leave the guest a review and send a review reminder. Guests whose stay had problems are left alone rather than nudged. TIDY also tracks every review across your channels in one place and can draft or post responses on your behalf. TIDY does not guarantee any rating or review outcome.
