The general recommendation is an owner-level homeowner policy that explicitly covers rental use — you underwrite once and get the exact coverage you need, instead of relying on every pro and vendor to carry their own. TIDY works with any provider you choose, prepares the documentation your insurer asks for, and can do some of the filing work. It is not an insurance broker, so it cannot quote coverage, and it does not cover damage itself.

Compliance filings completed for you

Every requirement that applies at your address becomes a tracked item, grouped into Blockers, Before Listing, Operate, Taxes, Admin, and Recommended. Automation assembles the paperwork and your dedicated account manager completes the filings you authorize, on your instruction, attaching the approval or evidence to the item. Each item shows whether it applies to STR or LTR, an importance level of critical, required, admin, or recommended, and the source the rule came from.

Screenings run through an FCRA-regulated partner — TransUnion SmartMove by default. TIDY emails the applicant a secure invite and they authorize the pull directly with the partner, so neither you nor TIDY handles their SSN. A finished report covers credit score, income verification and income-to-rent ratio, criminal background, and eviction history, and leads with a Recommended, Review, or Not recommended signal. That signal is a summary, not a decision: you set the written screening policy, TIDY applies it, and an adverse action notice goes out automatically when an application is declined.

Noise alerts & 24/7 monitoring

The TIDY Wi-Fi Router & Noise Sensor measures the sound level at a property around the clock and charts it in decibels, so a party shows up as a spike while you can still act on it. It measures how loud it is, not what is being said — no audio is recorded. That catches issues early, cuts down neighbor complaints and the fines or lost permits that follow, and gives you objective data in a dispute. Already running Minut or NoiseAware? Keep it — there is no conflict, those readings just will not appear in TIDY.

Local regulation monitoring

TIDY checks whether the rental type you want to run is permitted at the address and returns one of four verdicts: Allowed, Prohibited, Conditional, or Unknown. Conditional flags the strings attached — owner-occupancy, a cap on nights per year, and so on. The check re-runs when you add a property, switch between short, mid, and long-term, or when a tracked rule needs refreshing, and the report carries the date it was last updated. Requirements that do not apply to your strategy are filtered out.
