TIDY automates rental operations: turnover cleaning is scheduled automatically between guests or tenants, quality is verified with photo and checklist review, maintenance is triaged and dispatched, and restocking is tracked from low-stock alerts. The work is done by your own pros — or new independent pros you choose through Smart Pro Search.
Operations is the category most software skips, because it is the one that touches the physical property. TIDY has been building this stack for 13+ years.
What TIDY automates
Six things run without you. Each one is a setting you control, not a service TIDY performs.
Automatic turnover scheduling between guests or tenants
Connect your calendar or PMS and TIDY watches for checkouts. When a synced reservation ends, it creates the turnover job request on its own — no message from you, no spreadsheet, no group text.
You define the window: a "start no earlier than" time (usually your checkout time), an "end no later than" time (usually the next check-in), and how many days after checkout a job may still be scheduled. Requests can go out to your pros up to 180 days ahead, and you can stack multiple jobs on one checkout — cleaning plus trash, two cleaners on a large property, or a deep clean followed by an inspection.
Between tenants the same machinery runs a make-ready instead of a same-day turn: the trigger is the lease end date rather than a checkout time.
Pro communication, reminders & follow-ups
Every job request follows the priority list you build. Your first-choice pro is notified immediately; the rest of the list is worked through on a timed cascade, and if the job still is not claimed as the start time approaches, the request opens to everyone you have approved. Put two pros in the same cluster and they get notified together.
TIDY carries the details that usually cost you a phone call: access and parking instructions, the checklist for that property, reschedules, and on-my-way and arrival updates. You can still call or text any pro from the app, and by default the request goes back to the same pro each time unless you or they change it.
Quality control with photo & checklist review
When a pro marks a job complete, the Job Quality Agent reviews what came back — completion photos, the digital checklist, custom-field answers — against the standards you set. It scores the job, flags missed or incomplete items, requests a correction from the pro, or routes the job to you.
For rooms you want documented every time, Remote Inspection requires photo or video evidence before the job, after the job, or both, and files the finished report against the property and the job. Custom fields let you collect structured answers — "is there mold?", "how many plates are there?" — that can trigger follow-up work automatically.
These are tools for you to maintain your standard across a portfolio. TIDY does not perform the work and makes no guarantee about any pro’s results.
Smart Pro Search to find new pros — on your criteria
When your own pros are not available, Smart Pro Search looks across external networks — Google, Yelp, Thumbtack, and TIDY’s network — and surfaces pros who match the criteria you set: insurance, background checks, certifications, service types, rates. You see ratings, reviews, years in business, and verification status before anything is booked.
You choose who works on your property. TIDY does not select a pro for you, does not vet or endorse anyone on your behalf, and does not stand behind their work. The search sits in your priority list as its own card — block it and no new pros are surfaced at all.
Pros you add yourself stay private pros: you keep their real phone number and email, pay them directly, and can set autopay and auto-assign rules.
Preventative & emergency maintenance dispatch
Track the assets that actually break — HVAC, appliances, water heaters, pool equipment — with install dates, warranties, models, condition, and full maintenance history. TIDY suggests a maintenance schedule per asset based on its type and manufacturer; you approve it, and from then on the recurring items generate and schedule themselves, with the next occurrence set when the last one is completed.
When something breaks instead, the issue is triaged into a maintenance item and a job request goes out to your approved pros inside the approval limit you set. Anything above that limit comes to you before it is booked. Contractors and suppliers you use outside your cleaning and maintenance network — an HVAC company, a landscaper, a one-off handyman — live in the Vendors tab so you can track and invoice them from the same place.
Restocking & inventory across every property
Consumables are the quiet failure mode of a rental: nobody notices the towels until a guest does. TIDY tracks inventory per property — current quantity, minimum quantity, and an optional maximum — for everything from paper goods and coffee to linens and cleaning supplies.
Add an inventory check to your turnover checklist and your pro’s answers update the counts as part of the job they were already doing. Drop below your minimum and a low-stock alert fires so restocking is handled before the next arrival. Everything filters by property and exports to CSV.

Cancellation handling is deliberately conservative: TIDY will create replacement job requests when a reservation changes, but it will not cancel an already-confirmed job on its own — plenty of owners keep the appointment to protect the relationship or avoid a cancellation fee. You decide, or you set a rule.

Checkout is detected
Your Airbnb, Vrbo, or PMS calendar syncs to TIDY. The end of a synced reservation — the checkout day — is the trigger.

The turnover is auto-scheduled
TIDY creates a job request starting no earlier than your checkout time and ending no later than the next check-in (or your "schedule no later than" cutoff, whichever comes first). Same-day turns need a window wide enough for the job — a 4-hour clean needs roughly 5.5 hours of room.

Your pro accepts
The request goes to your favorite pro first, then down your priority list on a timer, then to everyone approved. They accept by text, email, or app — no install required.

The job runs against your checklist
Access instructions, do-nots, laundry and linen preferences, supply preferences, and inventory checks are all attached to the job before the pro arrives.

Photo and checklist QC
On completion, photos and checklist answers are reviewed against your standards. Issues get sent back to the pro as a correction request or escalated to you.

Ready for the next guest
The job closes, the maintenance log and inventory counts update, and any low-stock alerts or repairs that came out of the turnover are already queued.
Your pros stay yours
TIDY is software. It does not clean, it does not repair, and it does not employ anyone who does. Every job on this page is performed by a pro you already work with or an independent business you chose.

They start receiving your job requests immediately and accept by text, email, or app. Nothing to install, no account to create, no change to your rates or your relationship — they will not even know you use TIDY unless you tell them.
- Or find new ones, on your terms. Smart Pro Search surfaces independent pros who match the criteria you set — insurance, background check, certifications, service type. You review and you choose. TIDY does not pick, vet, or endorse a pro for you.
- You keep the controls. Priority order, approval limits, backup times, daily job caps per pro, blocked pros, direct payment and autopay for private pros. Change any of it at any time.
Quality tools — photo review, checklists, custom fields, inspections — exist so you can hold your own standard consistently across a portfolio. They are not a performance guarantee, and TIDY does not warrant the work of any pro.
Thirteen years is the reason this category is hard to copy. The cleaning and maintenance stack is not one feature — it is priority lists, backup times, checklist links, do-nots, supply preferences, inventory checks, inspection evidence, correction requests, and the thousand edge cases underneath a same-day turn.
