Tracking Deposits

Each deposit is tracked by reservation and lease, with its type (security, pet, or damage), amount, and current status:

Held — you’re holding the deposit.
Refunded — the deposit has been returned in full.
Partial claim — part of the deposit was kept, with a reason recorded.
Full claim — the entire deposit was kept, with a reason recorded.

Recording a claim reason keeps a clear trail of why any portion of a deposit was withheld — useful for the tenant conversation and your own records.
