Revenue Optimizer Calendar

The Revenue Optimizer calendar gives you an at-a-glance view of each night at your property, combining availability and pricing in one place so you can make smarter, data-driven pricing decisions.

Reading the calendar

Long-term tenancy and short-term booking share one calendar, so TIDY needs to know which nights belong to which business. Each date is in one of four availability tiers, shown as a colored dot with a matching legend:

• Available — open to both short-term and longer-term stays.
• Short-term only — reserved for nightly bookings.
• Longer-term only — reserved for mid- and long-term tenancy.
• Blocked — not available at all.

Day detail

Tap any night to open its day detail, where you can review the pricing and status for that specific date. It leads with Available for pills — short-term, longer-term, or blocked — which you can toggle for that date, with a range control to apply the same change across a span of dates in one action. It also shows, for the selected date:

• Monthly target — your mid-term and long-term rent targets.
• Your Price Limits — min and max price pills.
• Lease — if a signed lease covers that date, the tenant and a link to their ledger.

You can navigate between days from this view to review your pricing night by night without returning to the full calendar.

Leases block the calendar

A signed whole-unit lease automatically reserves its term on the calendar, so a leased property can’t be double-booked by the short-term pipeline. A room lease does not block the whole property’s calendar — one rented room in a split house doesn’t take the building off the market.
