TIDY 6.18 is a major release covering smart lock automation, VRBO and Booking.com integration, new AI messaging agents, an expanded digital guidebook, vendor bill management, property P&L with projections, and a large batch of reliability and crash fixes across the web and mobile apps.
New Features & Improvements
- Smart Lock Automation (Seam): Seam smart lock integrations now automatically generate time-limited access codes — guests receive codes active for the duration of their stay, and pros get codes active 3 hours before and after their scheduled job. You can select which specific locks to associate with each property address, generate on-demand codes at any time from the Customer App, and all codes are surfaced directly in the digital guidebook and job detail pages.
- VRBO and Booking.com Integration: TIDY now syncs reservations and enables guest messaging for properties listed on VRBO and Booking.com, bringing those platforms into the same automated workflow as your Airbnb listings.
- PriceLabs Price Sync to VRBO and Booking.com: When you set or clear a custom nightly price in TIDY using PriceLabs (connected via your Airbnb listing), that price automatically syncs to your VRBO and Booking.com listings — keeping all your channels in sync without manual updates.
- Guest Message Agent and Pro Message Agent: Two new AI agents are now available from the Agents page. Toggle each on and provide custom instructions so the AI can automatically respond to guest and pro messages on your behalf. A direct link to agent settings also appears within concierge message threads. The Guest Message Agent will now respond even when a guest texts from a number not yet saved in your account.
- Guidebook v2: The digital guidebook has been significantly expanded with new sections covering access instructions, WiFi and connectivity details, stay information, emergency contacts, house rules, appliance guides (TV, thermostat, washer/dryer, BBQ, pool), and a guest checkout checklist.
- Guest Direct Booking Site: Property managers can now offer guests a branded direct booking page through TIDY, giving guests a simple way to book and manage their stays without going through a third-party platform.
- Bills for Non-Job Vendors: You can now manage bills from vendors not tied to a specific job — such as utility or water companies. Add vendor details, create invoices, and pay those invoices by physical check (flat $2 fee, no account credit required) with built-in signature capture. A new Vendors tab in Contacts keeps all service providers in one place.
- Property P&L and Financial Projections:Rental property managers now have access to a new P&L page and financial overview with projections. Categorize expenses, view profit and loss by property, edit monthly projection values, and track occupancy rate and average nightly rate — available on both desktop and mobile.
- AI-Personalized Notifications (Agentic Notifications): Notifications from TIDY are now personalized by AI, which considers your upcoming schedule, preferences, and recent communication history to craft more relevant and timely messages instead of generic templates.
- Create Guest Reservations Directly in TIDY: You can now create reservations and attach guest records entirely within TIDY — no external booking platform required. Associate guests with a stay at creation time or when updating an existing reservation.
- Turno Marketplace Profile for Pros: Cleaning professionals can now share their Turno Marketplace profile as part of their TIDY credentials, giving property managers an additional way to review a pro's background and ratings before adding them to their team.
- Auto-Approve In-Review Biometric at Check-In: Cleaning professionals whose biometric check-in is flagged for manual review are no longer blocked from starting work. They are automatically approved to check in while the review happens in the background, preventing job delays caused by slow verification decisions.
- Compliance Search Improvements: The compliance search tool now lets you filter results by Short-Term Rental (STR) or Long-Term Rental (LTR), with cleaner organized results and a clear eligibility verdict (allowed, prohibited, or conditional) shown prominently at the top.
- Airbnb Co-Host Link Generation: TIDY now automatically generates the correct Airbnb co-host invite link for your listing ID, making it faster to add co-hosts without navigating Airbnb's editor manually.
- Job Page and Pro Search Updates: The job detail page has been redesigned with quotes shown inline, Reschedule and Skip as separate buttons, and a cleaner Pro Search Agent card. The Find New Pro Settings page is now fully functional, letting you save credential requirements that pros must meet to claim your jobs.
- AI Concierge Message Feedback: You can now rate and provide feedback on individual messages from the AI and Concierge team in the expandable chat, helping improve response quality over time.
- Restocking Page Updates: The Restocking page now includes a property filter so you can view supplies for a specific address, and shows the automatic per-reservation quantity decrease configured for each item.
- Weekly Schedule Reservation Cards: Reservation cards on the weekly schedule view now display the guest's name and include a direct link to the digital guidebook, making it easier to see upcoming guest info at a glance.
- New Mobile Welcome Screen: The TIDY mobile app now has a clearer welcome screen that makes it easy to distinguish between signing in and creating a new account, reducing accidental account-type errors.
Bug Fixes
- SMS Forwarding Reliability: Fixed multiple root causes that were silently preventing customers from receiving text messages from their cleaning professionals. These included account changes (like adding a preferred pro) disabling SMS forwarding, per-team chat rooms being created with phone communication off, and customers being silently removed from their own chat room. Thousands of affected accounts have been repaired.
- Pro Check-In and Identity Verification: Resolved a series of critical issues with biometric identity verification at check-in — including pros being permanently stuck on a verification screen for days, stale session URLs causing daily re-verification prompts, and GPS errors silently dropping check-in attempts and triggering auto-no-shows. Pros who were physically present for jobs are no longer incorrectly marked as no-shows.
- Airbnb Reservation Sync: Fixed an issue where current and upcoming Airbnb reservations were not syncing into TIDY due to an incorrect sort order in the reservations poll. Cancelled Airbnb reservations also now correctly reflect their cancelled status instead of remaining active on customer schedules.
- All Pros Showing as Declined Immediately: Fixed a bug where all pros on a customer's priority list would incorrectly show as "declined" just minutes after a new job request was created, before the pros had even seen the request.
- Upsell Creation Unblocked: Fixed an issue that prevented customers from creating Early Check-in, Late Checkout, and Midstay Cleaning upsells in production. All three upsell types now work correctly.
- Restocking Item Names: Fixed a bug where restocking items displayed with a stray number prefix in their name (e.g., "372 Hand Soap" instead of "Hand Soap"), affecting 601 addresses.
- Pro "On My Way" Confirmation: Fixed a bug where a pro's "On My Way" tap was silently lost on network hiccups — since this action also auto-confirms the pro's day, the dropped request caused pros to be marked as no-shows for jobs they were actively traveling to.
- Payment Method Deletion: Fixed an issue where customers could not remove a payment method with a "cancel your bookings first" error even though no bookings appeared on their schedule, caused by a hidden orphaned booking on a previously deactivated plan.
- Pro Re-Invite Skipping Verification: Fixed a security issue where canceling and re-sending a team invitation to the same email address would automatically mark the invited pro as fully active, bypassing all required verification steps.
- Pro Settings Bulk-Edit: Fixed a critical bug where clicking "Update Selected" with no rows checked would silently overwrite all pro-service configurations across every property on the account. The action now behaves safely when no rows are selected.
- Pros Blocked from Working by Verified Pro Bug: Fixed an issue where pros who had already passed identity verification could appear as "not verified" due to a duplicate verification session being created, blocking them from accepting jobs.
- "Get Help" on Billing History (Desktop): Fixed an issue where clicking "Get Help" on a billing item on desktop would close the panel and return to the More page without opening any support conversation.
- Missing Backup Times and Settings in More Menu: Fixed the More → Account Settings menu for residential accounts — Default Backup Times, Account Type, and Account Notifications options are now visible and accessible again.
- Dispute Counter-Proposal: Fixed a bug where accepting or rejecting a dispute counter-proposal returned an error for any job that had been cancelled or reassigned after the dispute was opened, leaving disputes permanently unresolved.
- AI Agent Activity Log: Fixed a bug where bookings rescheduled by the AI Concierge left no activity log entry. You'll now see a proper record of these reschedules in your booking history.
- Incorrect Pro Cancellation Notifications: Fixed an issue where cleaning professionals received a notification blaming the customer for a cancellation that was actually triggered by the system or another team member.
- False Dispute Banner in Chat: Fixed a bug where the Chat screen incorrectly displayed a dispute warning banner whenever a support message contained the word "dispute," even when no actual dispute existed.
- Assign/Change Pro Option Missing: Fixed an issue where the "Change Pro" option was hidden on the job page for rental clients due to a stale cached value. The button now always appears correctly.
- Direct Booking Sites Access Restored: Restored access to the Direct Booking Sites feature for rental hosts that was accidentally removed during a navigation restructuring.
- Request Substitute Confirmation Screen: Fixed the confirmation screen to show all selected backup times instead of only the first three.
- Many App Crash Fixes: Resolved a large batch of crashes across the web and mobile apps, including the booking flow on slow connections, the Notification Center on Firefox, the Maintenance tab CSV export for large accounts, the Plans page on direct navigation, the time picker dropdown opening at midnight instead of the selected time, the Pro Search agent resetting the service category on property switch, and numerous other Sentry-tracked errors on iOS, desktop, and Android.
