What Are Gross Bookings?
Gross bookings are basically what your customers pay you.It’s everything you charge your guests for a stay — the nightly rate, cleaning fees, per-guest fees, pet fees, whatever — all added up, before Airbnb (or any other platform) takes its service fee out. This is one of the industry-standard ways of measuring rental revenue, and it’s the number TIDY’s 3.9% applies to.
What counts
- Nightly rate
- Cleaning fees you charge guests
- Guest surcharges — pet fees, extra-guest fees, and similar
Two things are excluded:
- Platform commissions— like Airbnb’s host service fee
- Taxes collected for government remittance

You can log into Airbnb and check what gross bookings would be for any reservation — open the reservation and look at the earnings breakdown:

In this example:
- $353.50 (2 nights) + $200.00 (cleaning fee) = $553.50 gross bookings— that’s what the guest paid you for the stay
- The −$85.79 service feeis Airbnb’s commission — it’s excluded from gross bookings
- The $467.71 totalis your payout after Airbnb’s fee — that’s a different number, and it’s not what gross bookings means
On this reservation, TIDY’s fee would be 3.9% of $553.50 — $21.59.
