TIDY Pricing

TIDY’s AI Property Manager is priced at 3.9% of gross bookings or rent, with a $9 minimum per monthly billing period. Everything else is an optional add-on. There is no long-term contract, and you can cancel anytime. Full details always live on tidy.com/pricing.

How the 3.9% Fee Works

Gross bookings means total guest payments including nightly rate, cleaning fees, and guest surcharges (pet fees, extra guest fees, etc.) — excluding taxes collected for government remittance and platform commissions (like Airbnb’s host fee). In each monthly billing period, you pay 3.9% or $9, whichever is greater. For example, $1,000 in monthly rent produces a $39 fee. A vacant month with no bookings or rent is $9. That minimum applies only to that billing period: it does not carry forward or count as a credit toward a future reservation.

Optional Add-Ons

  • Cleaning & maintenance management: $39 per unit per month, flat — no markups or per-job fees. The fee is waived when you mark a unit as long-term before its lease begins and it has no more than one turnover in any rolling 12-month period. A second turnover within 12 months reclassifies the unit, and the standard $39 monthly fee applies going forward. Contact your Account Manager if an unusual lease ending or eviction causes an incorrect classification.
  • Payment processing (if you pay vendors through TIDY): ACH / wire in free, 1.7% ACH debit, 3.9% credit card
  • Wi-Fi + Noise Sensor: $149/yr per unit, full warranty and replacements included. See Wi-Fi Marketing and Noise Monitoring.
  • The Box: $79/yr per unit, full warranty and replacements included — a smart-lock box for remote treats and guest games.

Getting Started

  1. Pay $39 to get started. This is not an onboarding or setup fee; it is credited toward your first bills.
  2. Your first 7 days are fee-free on booking fees for reservations completed in that window while we set up together.
  3. From day 7 onward, the 3.9% gross booking fee applies to reservations started, in progress, or completed after that point, with a $9 monthly minimum. Add-ons bill only if you use them.

No Free Plan

There is no ongoing free tier for property managers — pricing is usage-based: 3.9% of gross bookings or rent, with a $9 monthly minimum, plus any add-ons you choose.
