How the 3.9% Fee Works

Gross bookings means total guest payments including nightly rate, cleaning fees, and guest surcharges (pet fees, extra guest fees, etc.) — excluding taxes collected for government remittance and platform commissions (like Airbnb’s host fee). For cleaning and maintenance, the 3.9% applies to what you pay your pros through TIDY.

Job prices for specific cleanings or services are not a single published rate — they depend on your market, property, and job details. Create an account and view pricing for your situation in the app, or ask Concierge.

Getting Started

Pay $39 up front to begin — that’s the monthly minimum. No onboarding or setup fees.
Your first 7 days are fee-free on booking fees for reservations completed in that window while we set up together.
From day 7 onward, the 3.9% gross booking fee applies to reservations started, in progress, or completed after that point. Job and payment processing fees apply to jobs tracked from day 1.

No Free Plan

There is no free plan for property managers. The $39 monthly minimum is the lowest ongoing commitment; there is no ongoing free tier.
