TIDY Pricing

TIDY’s AI Property Manager is priced at 3.9% of gross bookings or rent, with a $19 per-unit minimum per monthly billing period. The property-management features listed below are included; only the separately listed add-ons cost extra. There are no long-term commitments, and you can cancel your subscription anytime. What’s Included

How the 3.9% Fee Works

The 3.9% is TIDY’s management fee on each unit’s gross bookings (or rent, for long-term rentals) in each monthly billing period, with a $19 per-unit monthly minimum. If 3.9% of a unit’s bookings or rent for a period is less than $19, you pay $19 for that unit. The minimum does not carry forward or count as a credit toward a future bill.

Gross bookings means total guest payments including nightly rate, cleaning fees, and guest surcharges (pet fees, extra guest fees, etc.) — excluding taxes collected for government remittance and platform commissions (like Airbnb’s host fee). Example: $1,000 of rent × 3.9% = $39, which is above the $19 minimum, so that unit is billed $39. A vacant month with $0 bookings or rent is billed the $19 minimum for that unit.

Optional Add-Ons

  • Cleaning & maintenance management, including restocking: $39 per unit per month while enrolled, flat — no markups or per-job fees. Asking TIDY to schedule, monitor, track, or otherwise manage any cleaning, maintenance, inspection, restocking, or similar activity enrolls the unit in the add-on. The monthly fee continues until the listing is taken completely offline for a period and your Account Manager processes a downgrade. A unit set up as long-term starts with the add-on fee waived. If it has more than one turnover in any rolling 12-month period and uses TIDY for any qualifying activity, it is enrolled in the paid add-on. Contact your Account Manager if an unusual lease ending or eviction causes an incorrect classification.
  • Payment processing (if you pay vendors through TIDY): ACH / wire in free, 1.7% ACH debit, 3.9% credit card
  • Wi-Fi + Noise Sensor: $149/yr per unit, full warranty and replacements included. See Wi-Fi Marketing and Noise Monitoring.
  • The Box: $79/yr per unit, full warranty and replacements included — a smart-lock box for remote treats and guest games.

How You Pay TIDY

When you pay your TIDY bill — the 3.9% management fee and any add-ons — processing depends on the method:

  • ACH or wire — no processing fee
  • Credit card or bank-pull (ACH debit of the bill) — 1.7% processing fee

These rates are only for paying TIDY. Payment processing if you pay vendors through TIDY is listed under Optional Add-Ons above.

Getting Started

  1. Pay $39 to get started. This is not an onboarding or setup fee; it is credited toward your first bills.
  2. Your first 7 days are fee-free on booking fees for reservations completed in that window while we set up together.
  3. From day 7 onward, the 3.9% gross booking fee applies to reservations started, in progress, or completed after that point, with a $19 monthly minimum. Add-ons bill only if you use them.

Canceling

You can cancel your subscription anytime. TIDY’s management fee still applies to the full term of any reservation booked or lease signed before the cancellation date if it is already in progress when the subscription ends or begins within 30 days afterward.

Example: If a one-year lease is signed through TIDY before you cancel and the lease is already in progress or begins within 30 days after the subscription ends, the 3.9% management fee applies to rent for the full one-year lease term.

No Free Plan

There is no ongoing free tier for property managers — pricing is usage-based: 3.9% of gross bookings or rent, with a $19 monthly minimum, plus any add-ons you choose.
