Welcome to TIDY! TIDY is your AI property manager — AI + humans handle the work of a property manager for you across marketing, pricing, leasing, cleaning, maintenance, guests, and the books, so you can be as hands off as you want to be.

What is TIDY?

TIDY is an AI-powered platform that manages the full lifecycle of your rental properties — short-term, mid-term, and long-term. TIDY’s AI works alongside real people and your own pros to project your revenue, market and price your listings, sign and manage leases, run every operation on the ground, and keep your finances in order. The goal is simple: grow your net operating income while giving you more settings and control than any competitor — at just 3.9%, saving up to 85% versus a traditional property manager.

Underneath it all, TIDY maintains a digital twin of every property — its listings, calendar, leases, assets, checklists, access details, and history — so every decision is made with real data, and schedules and messages go out to your pros automatically so you don’t have to.

TIDY is your AI Property Manager: its AI and people run the property-management workflows you authorize, including marketing, leasing, coordination, compliance, and finance. The physical cleaning and maintenance work is performed by your employees, vendors, or independent businesses. TIDY coordinates them according to your settings and works with your existing pros or helps you find new ones with Smart Pro Search.

How TIDY Manages Your Properties

Most owners come to TIDY property by property. A typical engagement moves through the same arc, with TIDY’s AI and team driving each step:

  1. Revenue projection. We start by projecting what each property can earn and recommending the strategy — short-, mid-, or long-term, or a mix — that maximizes your net operating income. See Revenue Optimization.
  2. Channels & listings. We identify the right channels for your strategy and distribute your listing across them — from Airbnb and Vrbo to Zillow, Apartments.com, and Furnished Finder — then keep each listing optimized and track how it ranks.   3. Pricing. TIDY sets and continuously adjusts pricing and availability, with a per-day strategy for every night — short-term, longer-term, both, or blocked.
  4. Leasing. For mid- and long-term stays, TIDY runs the full pipeline — vacancy marketing, applications, tenant screening, e-signed leases, renewals, and Section 8 Housing Choice Voucher administration.
  5. Operations. TIDY schedules and messages your pros for every turnover, clean, inspection, and maintenance task, and checks the work — automatically.
  6. Finance.TIDY collects rent, tracks lease ledgers and deposits, connects to your bank for transaction management, and gives you a monthly P&L per property.

You control how much of this is automated versus reviewed by you — every step has settings, and nothing happens that you haven’t configured.

One Property, Multiple Strategies (STR · MTR · LTR)

The same unit can earn very differently as a nightly short-term rental (STR), a monthly mid-term rental (MTR), or a leased long-term rental (LTR). TIDY recommends the strategy — or blend of strategies — that fits each property and season, and can run all three:

  • Short-term (STR): nightly stays on Airbnb, Vrbo, Booking.com, and direct, with dynamic nightly pricing and automated turnovers.
  • Mid-term (MTR): 28+ night stays for traveling professionals and nurses on Airbnb Monthly, Furnished Finder, and corporate-housing channels. TIDY also works with ALEs — alternative lodging / insurance-displacement firms that place guests after a covered loss.
  • Long-term (LTR): traditional leases marketed on Zillow, Apartments.com, and Zumper, with applications, screening, e-signed leases, and rent collection.

You can even split a single unit and rent it by the room. However you run a property, the rest of this guide walks through setting it up.

Digital Twins

We believe smarter operations start with understanding what’s happening at your properties. TIDY builds and maintains each property’s digital twin by:

  • Collecting photos, floorplans, and videos of the property
  • Tracking key assets, inventory, and minimum stock levels
  • Scheduling preventative maintenance from equipment requirements
  • Centralizing job history, documentation, and communication in one hub

Job Acceptance

TIDY creates and sends effective job requests by:

  • Applying the time flexibility, pricing, and approval limits you set
  • Delivering requests through each pro’s preferred method: email, SMS, WhatsApp, phone, shared calendar, in-app, or another approved channel
  • Predicting whether a request is likely to be accepted and adjusting the outreach

Job Reliability

TIDY monitors and protects each scheduled job by:

  • Predicting potential cancellations and no-shows
  • Maintaining approved backup and standby pro options
  • Sending reminders and confirming progress proactively
  • Escalating decisions outside your settings with the relevant context
  • Running emergency response workflows when last-minute problems arise

TIDY applies and verifies your quality standards with:

  • Pro-property matching based on prior results and requirements

The Challenge Isn’t the Software!

The long part of setup involves:

  • Getting real-world pros to follow your workflows (e.g., getting a longtime pro to take before/after photos)
  • Refining workflows as you learn new things and discover exceptions to rules

During this process, you’ll interact with our Onboarding Team (initial process), Success Team (long-term happiness), and Concierge Team (support requests and on-demand assistance).

Most Important Keys to Initial Success

Of everything here, the most important keys to success are:

  1. Set up communication channels with our team - we should act like an extension of your team!
  2. Add all existing pros you have. Even if you want to transition away from them, we recommend doing this gradually to minimize disruptions.
  3. Schedule typical jobs for initial test cases - jobs booked further out, with flexibility on days/times, no special compliance requirements, and adequate pricing to attract pros.

Groups allow you to bundle properties together:

  • Bundle addresses and users to match your organization structure
  • Nest groups within each other to reflect your business structure
  • Group settings override account or parent group settings for powerful rule creation
  • Limit user access to specific addresses by adding them to groups
  • Define payment rules per group (e.g., different default cards for different groups)
  • Run reports by group to track spending and activity
  • Use groups for accounting integration data organization

Add Users to Groups

User types typically include: internal (employees), partners/customers (property owners), or guests/residents (temporary visitors).

  • No per-user fees - add as many people as you like
  • Add users to groups to limit their access
  • For guest/resident logins, consider SSO (single sign-on) for easier management
  • We can support most permission types - discuss custom needs with our team

⭐ Add All Existing Pros/Vendors

TIDY works best when managing all your vendors and jobs. There’s no fee to use our tools with your own vendors, and we don’t affect your existing pricing.

We Strongly Recommend Adding Multiple Pros/Vendors

The industry requires redundancy for reliability. We recommend adding at least 3 pros or vendors that can serve each property to ensure adequate coverage.

Example: Property Management Company

Before TIDY: A property manager with 4 Airbnb properties calls two vendors between bookings, leaving voicemails for confirmation. About 25% of the time, they don’t show up. Tracking progress requires lots of texts and calls.

After TIDY: The manager adds properties and vendors to TIDY, connects Airbnb, adds checklists, and occasionally uses backup pros. When guests book, TIDY automatically sends requests to preferred vendors. Vendors accept in-app, and TIDY tracks all work in one place.

Specify Compliance Requirements

TIDY helps ensure your vendors meet your compliance requirements, including:

  • Insurance requirements
  • Training requirements
  • Licensing requirements
  • Agreement requirements (e.g., NDAs)

We reach out to vendors regularly to ensure compliance and track documentation in vendor profiles.

Important: Compliance requirements typically increase costs and reduce the pool of available pros. For example, requiring $1M insurance may exclude many vendors. Consider whether self-insurance might be more appropriate for certain risks.

Note: Compliance requirement tracking is included in TIDY’s 3.9% property-management fee.

Set Up Realistic Tests

When testing TIDY, use typical workflows. Real-world pros need adequate notice and compensation. We recommend:

  • Booking most jobs at least 1 week in advance
  • Avoiding holiday bookings when possible
  • Being prepared to increase prices for last-minute or holiday jobs

Set Up Payment Rules & Pricing

You don’t have to use our payables system, but vendors can invoice you after jobs. You can track everything owed and pay invoices as you go.

Setup options:

  • Pay in advance for new pros: If not using TIDY to find new pros, we recommend disabling this and paying after to avoid billing confusion
  • Autopay settings: Automatically pay vendor invoices by credit card, or review manually
  • Group Billing: Isolate billing for specific property groups with dedicated payment methods
  • Bill notes: Add tags or information about bills automatically or manually
  • Concierge Billing/Payables: Set up advanced billing rules with our concierge team (e.g., auto-approve specific vendors up to certain amounts)

Set Up Bookkeeping Views

  • Review your Monthly P&L and Accounting & Bookkeeping reports
  • Connect bank transactions so income and expenses roll into NOI
