We simplified TIDY’s pricing on August 4, 2026. The core fee stayed 3.9% of gross bookings, and the monthly minimum dropped from $39 to $9 per unit at that time. As of August 17, 2026, the current monthly minimum is $19 per unit. Cleaning & maintenance management is a flat $39 per unit per month while enrolled instead of a percentage of every job. ACH and wire payments are free.

What we heard from you

Two pieces of feedback kept coming up. First, the percentage-based per-job fees were confusing — mins, maxes, and rates that varied by job made it hard to know what anything would cost, and that alone discouraged some people from using TIDY.

Second, and more importantly: some of you told us you avoided using TIDY for things in order to save money. That’s the opposite of what we want. TIDY works best when you lean on it for everything — every turnover, every maintenance issue, every pro message. We had max fees and caps designed to solve this, but ultimately the cost structure was still too confusing.

What’s changing

  • Cleaning & maintenance management is a flat $39 per unit per month while enrolled. No per-job fees, no mins or maxes, no markups. Asking TIDY to schedule, monitor, track, or otherwise manage any cleaning, maintenance, inspection, restocking, or similar activity enrolls the unit. Once enrolled, use the add-on as much as you want without worrying about any marginal cost. At a flat $39, most customers will save money compared to the old per-job pricing.
  • ACH and wire payments are now free.We’ve found efficiency gains, and we’re passing them on. With ACH and wires at $0, we expect the majority of customers to incur no payment processing fees of any kind for managing payments to their pros. (Card payments remain available at 3.9%.)
  • The monthly minimum dropped from $39 to $9 per unit at launch.It was updated to $19 per unit on August 17, 2026. The core service is 3.9% of each unit’s gross bookings or rent in each monthly billing period. If 3.9% is less than $19, the charge for that unit is $19. The minimum does not carry forward or count as a credit toward a future bill.

FAQs

When do the cleaning, maintenance & restocking fees apply?

Asking TIDY to schedule, monitor, track, or otherwise manage any cleaning, maintenance, inspection, restocking, or similar activity enrolls the unit in the $39-per-month add-on.

Can I turn the cleaning & maintenance fees off?

You can downgrade only when the listing is being taken completely offline for a period of time. Talk to your Account Manager to process the downgrade. A quiet month does not automatically remove the add-on. We’ll disable any pro smart numbers when the add-on is turned off.

I have a long-term rental. How are my fees?

Long-term rentals pay the same 3.9%, measured on rent, with a $19 per-unit monthly minimum. Long-term units start with the Cleaning & Maintenance Management fee waived. A unit enters the paid add-on only after it has more than one turnover in a rolling 12-month period and uses TIDY for qualifying cleaning, maintenance, inspection, restocking, or similar activity. If an unusual lease ending or eviction causes an incorrect classification, contact your Account Manager.
