We just simplified TIDY’s pricing. The core fee stays 3.9% of gross bookings — now with no monthly minimum. Cleaning & maintenance management is a flat $39/month instead of a percentage of every job. And ACH and wire payments are now free. For most customers, this works out to a lower price — and a much easier one to think about.
What we heard from you
Two pieces of feedback kept coming up. First, the percentage-based per-job fees were confusing — mins, maxes, and rates that varied by job made it hard to know what anything would cost, and that alone discouraged some people from using TIDY.
Second, and more importantly: some of you told us you avoided using TIDY for things in order to save money. That’s the opposite of what we want. TIDY works best when you lean on it for everything — every turnover, every maintenance issue, every pro message. We had max fees and caps designed to solve this, but ultimately the cost structure was still too confusing.
What’s changing
- Cleaning & maintenance management is now a flat $39/month. No per-job fees, no mins or maxes, no markups. Use it as much as you want — schedule every job, coordinate every repair, message your pros constantly — without worrying about any marginal cost. At a flat $39, most customers will save money every month compared to the old per-job pricing. And as always, this piece is optional.
- ACH and wire payments are now free.We’ve found efficiency gains, and we’re passing them on. With ACH and wires at $0, we expect the majority of customers to incur no payment processing fees of any kind for managing payments to their pros. (Card payments remain available at 3.9%.)
- No monthly minimum. The core service is simply 3.9% of gross bookings, as they occur.

When do the cleaning & maintenance fees apply?
Any time you use TIDY for any cleaning or maintenance management — scheduling jobs, coordinating maintenance, talking to your pros, or anything at all.
Can I turn the cleaning & maintenance fees off?
Yes — you can disable them at any time. Just note that we’ll disable any pro smart numbers when you do.
I have a long-term rental. How are my fees?
Long-term rentals get the same low 3.9% pricing — very low for the industry — and cleaning & maintenance management is included at no extra cost.
