Do you do short-term, mid-term, or long-term rentals?

All three. TIDY projects your property’s maximum profit across short-term, mid-term, and long-term — then automates the property-management tasks for whichever path you choose.

Who does what — AI, humans, or me?

  • AI — handles the routine.
  • Humans — handle edge cases, under your direction.
  • Your dedicated Account Manager — handles setup, configuration, and monitoring.
  • You — in control over everything. Set the rules and override any decision TIDY makes.

What doesn't TIDY do?

A few things we leave to specialists:

  • Interior design, staging, and furnishing. We can point you in the right direction, and we’ll happily handle listing photography and listing copy, but we don’t do the physical purchasing and setup.
  • Major renovations or construction. We can give you a couple of pointers, but we’re not going to lead the project.
  • Legal disputes. Those need an attorney.
  • Accounting. We’ll give you basic numbers and reports you can hand off to your accountant — we’re not an accountant.

Heads up: most property managers don’t do these things either.

Do I have to hand over my Airbnb or bank account?

No. You keep your own accounts. Your money goes directly to you. TIDY just automates the work.

Do I have to switch my existing cleaners or pros?

No. TIDY works with your existing pros — they won’t even know you’re using it. If you ever want new ones, Smart Pro Search can help you find them.

What's included in the 3.9%?

We will take your preferences around marketing, pricing, cleaning and maintenance coordination, guest messaging, and compliance, and execute the way you want — getting things done so you don’t need to hire a human property manager.

Cleaning and maintenance jobs are billed separately to your pros at the rates you agree on, plus 3.9%. No setup fees, no hidden charges.

Is there a minimum spend?

Yes — $39 per month minimum.

Are there payment processing fees?

Yes. When you’re funding your TIDY account to pay your vendors, payment processing fees apply. They’re lowest when you ACH or wire money into your account, and higher for credit card or other methods.

When do I need to pay for jobs?

TIDY requires you to add credit to your account in advance to cover jobs. Unlike a traditional property manager, we don’t collect your booking revenue into our own bank account — your money stays yours.

Delayed invoicing is available for qualifying accounts — talk to sales about the associated fees.

Most properties aren't viable at 30%.

Traditional property management is too expensive for most properties to turn a profit. TIDY makes them profitable — not magic, just 13 years of software + AI.

*Profit Increase Guarantee terms: To qualify, you must use TIDY for substantially the same scope of work you used in the prior year. We compare your total costs with TIDY (3.9% of gross bookings + cleaning & maintenance fees) against the fees a traditional property manager would have charged (30% of gross bookings + 15% of cleaning & maintenance). You must not take any actions designed to lower the revenue or profitability of your property during the guarantee period. If TIDY does not result in higher profit after fees, we will issue account credit for the difference — up to the total amount charged (up to one year free). Credit is applied to future TIDY charges and is not redeemable for cash. Additional terms may apply.
