TIDY AI Property Manager — the Hospitable alternative at 3.9%

A practical way to look at Hospitable

PMS products fundamentally have been around for a long time. PMSs are all kind of commodities, and they all are kind of like a CRM for your property or a tool that lets you track your guests, reservations, and properties. They have a lot of features, for accounting, for tracking your listings, pushing your listings out to channel management, tracking tasks, and things like that.

But at least historically, they're fundamentally not about actually doing stuff. They're designed to be used by human property managers and owners who use it to keep everything organized. That's been the main thing. Now, over time, they have gotten to provide more automations, but that fundamental human constraint is the same.

The PMS systems are great if you want to manage things yourself and you just want to be organized to do that. If you really want a hands-on approach, those are good.

Of course, the problem with them is that they are very much designed around human ops. They have been incorporating more AI, but fundamentally, they were built from the ground up for human ops.

What Hospitable Still Leaves to the Host

The automations still need an operator

Hospitable can automate guest messages, pricing rules, reservations, and routine tasks. That saves time. You are still the person watching the system, making judgment calls, and handling the work that falls outside the happy path.

Cleaning and maintenance are not just calendar events

A task can tell somebody a turnover is due. It does not make the cleaner respond, resolve an availability conflict, check the result, arrange restocking, or find a backup before check-in. TIDY manages those workflows.

AI messaging needs a fallback

Guest messaging has become a common PMS feature. The harder question is what happens when the AI is unsure or a guest needs judgment. TIDY includes human fallback instead of leaving every exception with the host.

What That Means in Practice

Automatic guest messaging is a feature that has become pretty much a commodity at this point. Not that everybody does it well, pretty much none of them offer human fallbacks. So the AI messaging is typically there's no human fallback for any of these people, which TIDY does offer.

None of them are doing the cleaning, maintenance, organization, or management of pro communication. That's the biggest chunk of the whole thing. You have got to remember that for a long time they didn't have any features at all to do cleaning and maintenance besides a very simple tracking tool, almost no cleaning maintenance workflows whatsoever.

Some have introduced a few lightweight things, but these are really trivial things, like, “Oh, when there's a job scheduled, assign it to some pro.” That just simply doesn't work. Again, pros are not going to use apps. They mostly don't use apps, and most people don't log in or do anything. There may be availability conflicts.

Automation can save time without removing the job

Hospitable can be a useful part of a DIY hosting stack. TIDY is for the host who does not want to assemble messaging, pricing, cleaner, maintenance, and quality tools and then personally operate all of them.

Hospitable may be the better fit for a DIY host

If you enjoy managing the Airbnb yourself and want approachable software to automate routine work, Hospitable may be a good fit. TIDY is for owners who want more of the operation handled for them.

Hospitable was great for auto-replies, but I was still doing all the hard work — scheduling cleaners, dealing with maintenance, checking quality. TIDY automates the entire operation.

Frequently Asked Questions

What does TIDY do that Hospitable doesn’t?
Hospitable provides software a host can use to run an Airbnb business. TIDY takes on more of the property manager role: revenue, guest workflows, cleaning, maintenance, restocking, pro communication, quality, and the exceptions that require follow-up.
Can I use both TIDY and Hospitable?
Yes. A host can keep Hospitable for the software features they like and use TIDY for management and property operations. Some owners eventually consolidate, but the products can work alongside one another.
How does pricing compare?
Hospitable sells subscription plans with different limits and add-ons. TIDY charges 3.9% of gross bookings for AI property management. It is not an apples-to-apples software-price comparison because TIDY is taking on management work, not only providing tools.
Does Hospitable offer more than guest messaging?
Yes. Hospitable now offers a broader set of hosting features, including reservations, pricing, team tools, and device integrations. Our distinction is not that Hospitable lacks features. It is that the owner or property manager still operates the business with those features.
