What I would keep in mind about Lodgify

PMS products fundamentally have been around for a long time. PMSs are all kind of commodities, and they all are kind of like a CRM for your property or a tool that lets you track your guests, reservations, and properties. They have a lot of features, for accounting, for tracking your listings, pushing your listings out to channel management, tracking tasks, and things like that.

But at least historically, they're fundamentally not about actually doing stuff. They're designed to be used by human property managers and owners who use it to keep everything organized. That's been the main thing. Now, over time, they have gotten to provide more automations, but that fundamental human constraint is the same.

Now some of them offer more features for more prices, but they're typically expensive. Typically, depending on the features they use and automation you use, you're talking 1% of gross revenue all the way up to maybe 3% of gross revenue for the features. That includes things like pricing optimization. They may have automatic guest messaging.

Automatic guest messaging is a feature that has become pretty much a commodity at this point. Not that everybody does it well, pretty much none of them offer human fallbacks. So the AI messaging is typically there's no human fallback for any of these people, which TIDY does offer.

What Lodgify Still Leaves to the Operator

A broader feature set is still software

Lodgify has more than the website now. It has reservations, channels, guest messages, pricing, and team tasks. That is fine. Those are all useful things if you want to manage the rentals yourself and you want to be organized to do that.

Assigning a task is not the same as completing it

Some products have introduced a few lightweight cleaning things, but these are really trivial things, like, “Oh, when there's a job scheduled, assign it to some pro.” That just simply doesn't work.

The hardest work happens outside the dashboard

Pros are not going to use every app. They mostly don't use apps, and most people don't log in or do anything. There may be availability conflicts. Cleaning, maintenance, restocking, and pro communication are still the hardest part.

Every additional tool still needs somebody to run it

Lodgify can cover a large part of the software stack. The question is not whether it has features. It is how much work you or your staff still have after paying for those features. TIDY charges 3.9% to take on more of that work.

What That Means in Practice

None of them are doing the cleaning, maintenance, organization, or management of pro communication. That's the biggest chunk of the whole thing. Some of them have introduced a few lightweight things, but these are really trivial things, like, “Oh, when there's a job scheduled, assign it to some pro.” That just simply doesn't work.

A long feature list does not remove the operator

The question isn't whether Lodgify has a checkbox for messages, pricing, or cleaning tasks. It does. The question is who notices when the workflow breaks and gets the stay back on track. With Lodgify, that's your team. With TIDY, that's part of the service.

Lodgify may be the better fit for a DIY host

If you want to build a direct-booking brand and you want to run the operation yourself, Lodgify may be a good fit. There is nothing wrong with that choice. TIDY is for the person who wants less of the day-to-day management job.

Yes. TIDY supports direct bookings alongside Airbnb and other channels. Lodgify is really known for the website, though, and if building and controlling that website is the main priority, that's a good reason to look at it.
Is TIDY a PMS?
This is where the categories get a little silly. TIDY includes a lot of the normal PMS capabilities. The useful distinction is that Lodgify gives you software to run the business. TIDY is trying to take on more of the property manager job.
