Why OwnerRez and TIDY feel different

There are a bunch of different types of property managers out there. There are basically two types: a property manager is the traditional type, and there's the AI type. But there's also a third type, which is tools, like a tool for you to use to help save you some time. That's most of the AI market.

You have traditional property managers. Traditional property managers may use some AI in their business, but they're predominantly human businesses. They're going to typically charge 18% to 35%; that's the normal range.

Then there are what we would call AI property managers, which I would argue are people that offer the service of a traditional property manager but use a significant amount of AI to offer it at a much lower price point. Whether or not it is an AI property manager really comes down to price and service. It is an AI property manager if it is offering lots of service at a low price. If it has some features that maybe use some AI, it is more like a PMS.

Pricing tools do not manage the property

OwnerRez supports pricing tools and integrations, including connections to specialized revenue products. That can improve rates. It does not coordinate a cleaner who stops responding or decide what to do about a maintenance issue before arrival.

A portal does not make a pro participate

Cleaner portals and task triggers work when every person keeps the system current. In the real world, many pros ignore another app. TIDY uses simple messages, links, automation, and human follow-up to keep the work moving.

What That Means in Practice

There are a bunch of tools compared in this category. Honestly, almost all of these are tools. TIDY really stands alone in that one category. The rest do narrower things, so they are all variations of the PMS. OwnerRez can be an especially capable one. The point is not that the tool is bad. The point is that the person using the tool is still the property manager.

Automatic guest messaging is a feature that has become pretty much a commodity at this point. Not that everybody does it well, pretty much none of them offer human fallbacks. So the AI messaging is typically there's no human fallback for any of these people, which TIDY does offer.

None of them are doing the cleaning, maintenance, organization, or management of pro communication. That's the biggest chunk of the whole thing. You have got to remember that historically, they didn't have any features at all to do cleaning and maintenance besides a very simple tracking tool, almost no cleaning maintenance workflows whatsoever.

Software cost is only part of the comparison

OwnerRez can be inexpensive relative to full-service management because you are supplying the operator. Compare the subscription plus pricing tools and, most importantly, the staff time required for guests, cleaning, maintenance, and pros.

OwnerRez may be the better fit for a hands-on operator

If you want granular PMS controls and have the time or staff to operate them, OwnerRez may be an excellent choice. TIDY is for owners and property managers who want the operational workload reduced.

OwnerRez was a great PMS for the back office, but I was still the one running the property — coordinating cleaners, chasing maintenance, second-guessing pricing. TIDY took over all of that.

Why we started with operations

Some PMS products don't have cleaning workflows at all still. Some of them have introduced a few lightweight things, but these are really trivial things, like, “Oh, when there's a job scheduled, assign it to some pro.” That just simply doesn't work. Again, pros are not going to use apps. They mostly don't use apps, and most people don't log in or do anything. There may be availability conflicts.

There are a lot of reasons why they do very little with the cleaning execution, which is the hardest part of it. So TIDY has been doing the hardest part for a long time. We've been doing the cleaning and maintenance.

Yes, we are more new to the other easier commodity things, like guest messaging, booking, channel management, and pricing optimization. We do use partners like PriceLabs as a part of our stack. But generally speaking, TIDY has been more recent to the things that everybody does. We have been doing the thing that nobody has been doing for a long time, and that is the hardest part of it. That is a very big difference.
